Consider posting the "Equal Housing Opportunity" symbol and a statement of park's anti- discrimination policy in the following places:
- The window of the park office.
- The wall of the park office.
- The rental agreement.
- The rules and regulations of the park.
- The park newsletter.
- Any advertising of the park or park-owned mobilehomes.
If senior park, must have posted sign stating that park intends to operate as a "...facility or community as housing for persons 55 years of age or older" [proposed HUD regulation: 24 CFR Part 100.306].
Must have sign re California Mobilehome Ombudsman [required by Civil Code $798.29 and Health & Safety Code $18253.5].
Review signs in the recreation areas.
There should be no posted "Adults Only" or "Children's Hours" in the swimming pool, spa pool or exercise room areas. [Senior Parks should consider "Guest Hours" and "Resident Only Hours".]
There must be a sign posted next to the swimming pool stating: "Children under the age of 14 should not use pool without an adult in attendance." (California Administrative Code, Title 22, Section 65539(c); other information must also be posted per this section.)
There must be a sign next to a spa pool, stating in pertinent part: "Unsupervised use by children under the age of 14 is prohibited." (California Administrative Code, Title 24, Section 2-9025(e); additional information must be posted.)
Management may not prohibit children from using a swimming pool or spa pool (with the exception of children in diapers).
There should no age-based restrictions for use of the pool table or billiard table, shuffleboard court, tennis court or exercise equipment, except (perhaps) a requirement that children under 14 must be supervised by an adult. However, any age based restriction is questionable. Never use 18 years of age for a minimum age [never use any age over 14 years].
Parking and motor vehicle operation.
Consider posting "Drive Safely" signs. The Rules should provide for "slow and safe" driving.
To remove a vehicle which is illegally parked, a sign must be posted at each entrance to the park which complies with Vehicle Code $22658 [Civil Code $798.25.5].
If designated as "fire lanes", streets should be marked with "no parking" and "fire lane" signs.
Guest parking should be marked, with "no resident parking" signs if appropriate.
Check signs in laundry, rest room, and exercise room facilities for discriminatory language.
