You can't eliminate all of your tenant headaches, but you can go a long way toward making your life easier by:
- a. Keeping your premises in good repair at all times;
- b. Encouraging your tenants to submit written complaints;
- c. Acting diligently to investigate and correct all tenant complaints;
- d. Evicting problem tenants early in the game before the problems get out of hand. Bad tenant behavior is infectious;
- e. Properly completing and serving the correct notices;
- f. Working on an ongoing basis with an experienced Unlawful Detainer attorney.
